The Renovators’ approach to constructing Garden Suites and Laneway Homes is characterized by transparency, designed to enlighten both our clients and homeowners who express interest. The entire procedure is segmented into two pivotal phases: documentation processing and construction.
Comprehending our clients’ requirements and harmonizing them with our capabilities and zoning regulations marks the initial phase. Subsequently, permits are secured for the pre-approved structure and garden suite specifications, initiating the preparatory stages for construction by our dedicated team.

Architects at The Renovators commence by conducting thorough research on your specific lot, comprehending all limitations and determining the potential maximum construction size.

Design
The subsequent phase involves choosing either from the range of pre-designed projects permitted by size or crafting your unique custom rendition of a Garden Suite.

Construct
Upon the approval of permit documents, the construction of your new Garden Home commences and is typically finalized within a span of 4-5 months.

Regrettably, certain properties may be precluded from this opportunity due to their location and city-specific mandates.
We can move on to next step and decide colors or specific finishing later to save time. Custom new architectural drawing can also be made, but would take longer to complete.
These include survey of land, topo drawings, arborists report and other reports. Our team can assist in obtaining everything necessary to proceed.
We fill in forms and send for approval within a week, but cannot guarantee how long city will take to review and approve our package for construction.
Our licensed trades connect lines from main house to new structure of garden suite inside trench. All work is inspected and approved.
Starting construction of actual structure of Garden Suite is as important as regular custom home in Toronto or other Ontario cities. Footings are poured with concrete slab for the house (with of without heated floor).
Custom frame with roof is built with conventional lumber and LVL beams where required. Renovators suites are not modular.
Next step is to finish façade, install windows and put on roof with gutters and downspouts to direct rain water. The Renovators designers and workers make sure that exterior of homes is completely sealed have stylish appeal.
Garden Suites have exactly the same rough ins are any other house built in Ontario by Building Code. Before walls are closed we install water/drain pipes, wire the house and install heating system based on mechanical drawings.
Each of these steps are completed by separate crew with valid license in Ontario and inspection is requested.
These include flooring, doors, tiles, and other fixtures. After this stage is complete most of garden homes can be walked though for marking last touch ups to complete project.
