Subsequently, permits are secured for the pre-approved structure and garden suite specifications, initiating the preparatory stages for construction by our dedicated team.

Each Renovators undertaking commences by analyzing individual lots and conducting research to ascertain the feasible size of a garden suite according to existing bylaws.

Regrettably, certain properties may be precluded from this opportunity due to their location and city-specific mandates.

With maximum size and height for new garden suite, we now can easily select one of proposed projects.

We can move on to next step and decide colors or specific finishing later to save time. Custom new architectural drawing can also be made, but would take longer to complete.

Besides our architectural drawings and floor plans that are required for full package application to city, additional documents are required.

These include survey of land, topo drawings, arborists report and other reports. Our team can assist in obtaining everything necessary to proceed.

Last step of this stage is submitting an application, attaching required by city documents and obtaining permit to build a garden suite.

We fill in forms and send for approval within a week, but cannot guarantee how long city will take to review and approve our package for construction.

Garden Suites require running water, drain system and electrical line (typically with separate meter). Rough in connections are regulated by Ontario Building Code and Electrical Safety Association.

Our licensed trades connect lines from main house to new structure of garden suite inside trench. All work is inspected and approved.

Starting construction of actual structure of Garden Suite is as important as regular custom home in Toronto or other Ontario cities. Footings are poured with concrete slab for the house (with of without heated floor).

Custom frame with roof is built with conventional lumber and LVL beams where required. Renovators suites are not modular.

Besides structure of the house, every home needs to be finished outside to protect it from weather and temperatures.

Next step is to finish façade, install windows and put on roof with gutters and downspouts to direct rain water. The Renovators designers and workers make sure that exterior of homes is completely sealed have stylish appeal.

Garden Suites have exactly the same rough ins are any other house built in Ontario by Building Code. Before walls are closed we install water/drain pipes, wire the house and install heating system based on mechanical drawings.

Each of these steps are completed by separate crew with valid license in Ontario and inspection is requested.

After insulating the walls and covering skeleton of rough ins with drywall our teams begin to install interior materials for comfortable use of interior space.

These include flooring, doors, tiles, and other fixtures. After this stage is complete most of garden homes can be walked though for marking last touch ups to complete project.

Just before final inspection is completed and occupancy approved, final details are installed. The Renovators team installs new appliances (if included in project), add hardware such as toilet paper and towel holders, clean up and get ready for giving keys of completed garden suite to client.
